What's Included in a Trendmaker Build-On-Your-Lot Home
All Trendmaker Build-On-Your-Lot homes come with the same great standard features and SmartDifferences as our community homes. Learn more about Trendmaker's standard features and SmartDifferences.
The following are included in the base price:
- standard series specifications (see BOYL SmartDifferences Features Sheet)
- 2-car garage on detached plans
- aerobic spray septic system (credited if not required; not applicable in-town)*
- surveys (boundary and form)
- engineered soil investigation and report (final report may affect sales price)
- foundation design
- compaction testing of pad
- up to 24” high pad on which the foundation will be built
- a post-tension foundation with 26” deep beams
- grading around the home 10 ft. out from the foundation
- reinforced 4” thick concrete driveway & walkways ( up to 1,500 square feet)
- landscaped front yards, including mulch, quality soil mixture, and 2 pallets of rock
- sod installed 10’ from sides & rear of foundation, and 50’ from the front of the foundation
- electrical underground (up to 100’)
- water line (up to 100’)
- paid utilities during construction up to completion of the home
- 2 hour consultation with Trendmaker’s Interior Design Center staff
- multiple 3rd party inspections
- Energy Star certified home (every home individually tested)
*Not applicable to In-Town, and is therefore not included in the base price.
The following are not included in the base price:
- elevation premium
- land
- closing costs, title policy, final survey, and lender inspections (paid by buyer)
- interim interest (paid by buyer)
- building permits & utility hook-up fees
- Architectural Control Committee fees
- land clearing and tree removal
- demolition of existing structures
- fencing
- surveys beyond those stated above
- access road to site
- culverts
- foundations above and beyond our standard specifications
- pads over 24” in height
- running utilities up to the site from outlying properties
- requirements needed to meet subdivisions specific restrictive covenants and local municipalities
- any promotions associated with Trendmaker Homes that are not specific to Trendmaker Homes Build On Your Lot
