Q1: What's included in the base price of the home?
A: At Trendmaker, we offer a convenient, full-service building program. You provide the land; choose your plan and options. We will take care of everything else. This includes site evaluations and preparations, architectural design service, utilities, ACC/POA approvals, acquiring all applicable permits, Design Center, and mortgage service referrals. Q3: How long will it take to complete our home?
A: You should expect a minimum of 9 months from the time you sign the initial contract to completion of construction. Typically, it takes 2-3 months to start construction after signing an initial contract; however, this greatly depends on the requirements and responsiveness of the particular community and municipality a site is located within. After commencement of construction, you should expect a minimum of 6 months to complete your home, which can vary depending on weather, site conditions and municipality requirements.

Q4: Where do you build?
A: You can view our coverage map on our website. If you are near an area, please contact us. We may have a project under construction, which may alter our coverage area.

Q5: Where can I obtain your base plan pricing?
A: Our plan prices are available on our website.

Q6: Do you allow changes to your plans?
A: Yes. You can select from several existing plan options, or we can modify our floorplans to best fit your needs. If you choose to modify our floorplan, you should expect an additional month to be added to the starting of your home.

Q7: Will you take care of site preparation & permits?
A: Yes. We will not make you responsible for site related items, such as clearing, landscaping, permitting, surveys, utilities and septic systems. To ensure your site is adequately and properly prepared, we prefer to handle all site preparation items with the exception of water well systems. If your property requires a water well system, we will provide a stub out from the home, but you will be responsible for providing the well, lines, and tying it into the home. We can assist you in locating a contractor, but the actual contract agreement, and subsequent warranty will be with the contractor – not Trendmaker Homes.

Q8: What's your price per square foot?
A: We do not base our plan pricing on square footage. Since we offer a diverse mixture of designs and architectural elements, every plan will have a unique set of costs resulting in a wide range of square foot prices. In order to offer a fair and competitive price, we evaluate each floor plan’s cost and price it individually.

Q9: Do you allow owners to provide their own plans?
A: No. But, we have a multitude of floor plans, elevations and plan options that allow you to tailor our floor plan to meet your specific needs. Plus, hundreds of optional features and selections available at our Design Center allow you to personalize your home the way you want it. Our plans are proven designs, which are constantly being refined by our team of designers, thereby eliminating the errors and delays typically associated with building untested designs with newly created construction drawings.

Q10: Can you assist with financing?
A: Yes. We have several preferred lenders experienced with Build On Your Lot financing who can assist you in finding competitive rates and a loan to meet your specific needs.

Q11: What documents will you need from me to get started?
A: In order to perform “due diligence” on your specific site, community or municipality, we will need the following at the signing of the initial contract:

  • check for payment of due diligence work
  • copy of your contract on your land or deed showing ownership of property
  • copy of your deed restrictions or community covenants
  • address, legal description, directions & map to property
  • contact information of utility providers (electric, gas & water)
  • contact information of permitting authority
  • contact information of Architectural Control Committee / Property Owner’s Association

Q12: How much of a deposit is required when I sign a contract?
A: Since preliminary work pertaining to your specific site conditions and requirements is required to determine a final contract price, payment for these items will be required at the signing of the initial construction agreement. Contact our BOYL representative for the required amount. If you opt out of the construction agreement prior to signing the final construction agreement, you will be provided the reports and other paid items from the preliminary work. You will need these items regardless of who builds your home.

Q13: When will you be able to determine our total contract price?
A: Once the initial contract is signed, we will visit the site with you and conduct a site evaluation to determine your site’s specific needs. In addition, we will determine additional requirements mandated by your community and permitting authority. During this time, you will determine all of the options and upgrades for your home. Once the preliminary work from the site evaluation, including the soils test and foundation design, are completed, any additional required costs will be added (along with any options and upgrades you selected) to the final construction agreement to obtain a final contract price.

Q14: If I'm handy, can I do work on the home and property during construction?
A: Sorry, because of code, warranty, and lender issues, we must build the entire home. Likewise, for everyone’s safety and to prevent delays we ask that no other improvement be constructed on the property while we are building your home without written notification and approval by Trendmaker Homes.

Q15: Who will pay for the utilities used while the home is under construction?
A: Our goal is to address as much as possible all the necessary items to build your home. Receiving monthly utilities bills on your home is something no one likes - let alone while it is being built. Unlike most home builders, we will schedule the hookup and pay the utilities we use during the construction of your home (as long as the utility company allows it).

Q16: How does build on your land financing work?
A: Since you will be contracting someone to build your home, you will need to apply for a construction loan. After construction is finished, you will obtain a permanent loan. As with all mortgage loans, there are a wide array of loans to choose from to meet your specific needs.

Q17: Can I count land equity towards my mortgage down payment?
A: Yes. It’s possible you may have enough equity built up in your land to serve as your mortgage down payment. Any of our preferred lenders can provide further information on this and other financing questions you may have.

Q18: Can I close on the property and the home at the same time?
A: Yes. We have several preferred lenders who can assist you with this process and any other questions you may have about financing.
